I once had an agent (from a well known r/e company) who browbeat me into advertising my property with a price range, the top of which was considerably below my minimum. When challenged he said that it was to attract more buyers. So my response was fine, do that but don’t bother bringing me an offer even at the top of the range you have quoted, I’m telling you now I won’t accept it.

The buyers, a lovely young couple, submitted an offer just above the top end of the range. This was less than I was willing to accept so I sent the agent back to the buyers and after a bit of back and forth, I got the price I believed my house was worth. It was a beautifully presented and maintained property and I was very happy to sell it to this young family at what ended up being my minimum and I hope they have been very happy there. This happened after the first showing so I wasn’t being unreasonable in my expectations.

They got a good deal and I got my price, but the experience left me with a very bad experience of agents. I had the impression that this agent was used to bullying his sellers and I wasn’t having any of it.

At that time I had seen a little of Neil Jenman’s writings and therefore knew some of the tricks agents get up to. If I hadn’t, I’m sure I would have been bullied into short selling my home, especially being an older female. So thank you Neil, I appreciate your service to the sellers in this cut-throat business.
