Firstly, public auctions can never get you the highest price under any situation no matter what agents claim, let us explain. Every bidder that comes to an auction comes with a maximum limit they can afford. Lets say bidder 1 can afford $1 million dollars and bidder 2 can afford to pay $1.1 million. Once bidder 1 bids $1 million what will bidder 2 bid? That's right, they would bid $10,000 more and win the auction to buy the home at $1,010,000, that is $90,000 less than what they would have been willing to pay.
