    Excellent article Neil. Sell the sizzle, not the steak. Bring buyers up to YOUR level of expectation. All good stuff. Love the Granville/Auburn example, so true!

    Thanks for this idea. I hadn’t considered it before.

    A reason for selecting a local agent would be that you’d expect they would have the most contact in the area. Much less relevant these days with Internet advertising.

    Agree 100% – in fact this is what I did when selling my last home in The Channon (northern NSW). I initially used an agent in nearby Lismore who told me I would not get over $499,000 for my house and I believed her. After an offer of $465,000 fell through (thankfully as it turned out), I listed it with an agent in Bellingen and got $520,000. The first agent was shocked as she didn’t believe it was worth that and she wouldn’t even try to get more. Yes Mr Jenman, once again you are absolutely correct and thanks for another great tip.
